Hi Brightwood:
This email is to inform you of a proposed development located at 6108 13th Street in my Single Member District 4A05 (between Rittenhouse and Fort Stevens Drive across from Fort Stevens Civil War site). Many of you have expressed your disapproval of the proposed development, and I am aware of your concerns.
Because there are two other proposed developments in 4A, the 4A Commission will host a special virtual meeting on Feb 15 at 7 pm to give the developers of each project the opportunity to present and the community the opportunity to ask questions.
Please note that the developers of 6108 13th Street will also present to the 4A Commission during its Public Meeting on March 5. On March 20, the Board of Zoning Adjustment will hold a Public Hearing to consider the request for a Special Exception for relief from the owners of 6103 13th Street. Please see the attached Notice of Public Hearing for more details and how to sign up if you wish to testify at the hearing. You may also submit written statements at least 24 hours before the March 20 hearing starts.
6108 13th Street is a single-family detached home on a small block with 3 other single-family detached homes (see Image attachment, CURRENT, marked with a STAR above the home). Families have lived in this home and the three other homes on this block for decades and have done so with quiet enjoyment of their properties. In August 2023, Thirteenth 202, LLC (owners) purchased 6108 13th Street. The owners have requested relief from the Board of Zoning Adjustments from the new residential development standards of Subtitle U sec. 421 (pursuant to Subtitle X sec. 901.2).
The proposed development of 6108 13th Street is not another single-family home that fits in harmony with the general purpose of the block but a 9-unit apartment building. The apartment building will be built between 2 existing single-family homes. The building will have 26 beds and three parking spaces (see Image attachment, PROPOSED.)
